A RICS Level 2 Survey without valuation (previously known as a Homebuyers report) is a visual inspection of the property to evaluate the overall condition of the building and highlight any obvious defects.
This type of report would be recommended for relatively newer properties such as post-1960s, smaller homes, have had no structural alterations and properties in a visually good condition.
During the RICS Level 2 Survey, a visual check to the majority of the accessible areas within the property and externally. The report will help the buyer make a reasoned and informed judgement on whether or not to proceed with the purchase.

I would recommend an RICS level 2 survey if you have any concerns about any part of the property, its condition, it is post-1960, 4 bedrooms or under, had no alterations and are in a reasonable visual condition.
